Situated to the south of Edinburgh's vibrant city centre, the Four Seasons Guest House offers bed and breakfast accommodation at great value rates. The guest house is situated on one of Edinburgh’s main bus routes, with frequent services to the city centre. There are many pubs and restaurants within easy walking distance and the very centre of the city is only 1.25 miles (2 km) away. A swimming pool and other facilities are also nearby. The guest house offers a range of accommodation to suit the needs and budget of any traveller. Some rooms have en suite bathrooms and rooms without en suite bathrooms are also available. Some of the accommodation is at ground-floor level. All of the rooms have a TV and tea/coffee making facilities. A continental breakfast is included in the price. A small private car park is available for guests’ use, free of charge.
The guest house has a garden for residents’ use. Children are welcome.

All children from 10 to 18 years are charged GBP 20.00 per night and person when using existing bedding. All older children or adults are charged GBP 30.00 per night and person when using existing bedding. There is no capacity for extra beds/cots in the room.
